Each home watch experience is different and we customize based upon your schedule, your needs and the features of your home. But generally speaking we make sure the exterior of your home doesn’t give away your absence and that lawn areas appear suitably maintained. We check the interior at least twice a month to get ahead of any potential issues such as a leaky toilet or the air conditioning not cooling.
Should an issue arise, we will contact you immediately; and in a circumstance of not being able to reach you in an emergency, we request permission in advance to call in any professionals needed to quickly circumvent the issue. Remember the longer to repair damage, the larger the disaster, especially when it comes to problems such as mold.
Our basic 36-point inspection (see list below) is performed as applicable twice per month: $100 for single family homes and our inspection for condos which follow is $75. Additional inspections $30 per visit.
We also provide concierge services such as pet-sitting, plant watering, cleaning services, changing out air filters and batteries, meeting contractors, project coordination, meeting up with guests, hurricane protection, emergency visits or alarm call outs, accepting deliveries and providing photos, rides to the airport, etc. on a quoted basis.
SINGLE FAMILY HOME 36-POINT INSPECTION!
A Naples Home Watchers LLC Basic 36-point visit for a SINGLE FAMILY HOMES entails:
EXTERIOR
1) Visual check of grounds, lawn and sprinklers to determine level of care by landscaping company.
2) Visual check of exterior light fixtures.
3) Remove flyers, newspapers, check mailbox and forward important mail.
4) Perimeter walk-about for ground level visual check of roof, screens, gutters, windows, AC units, ensure A/C line is dripping water, remove debris from A/C compressor, fence (if applicable), view pavers for debris, note exterior for stains, mold, insect nests.
5) Check that dryer vent is cleared.
6) Check and turn on/off any exterior faucets.
7) Check trash and recycle bins.
INTERIOR
8) Upon entry disarm security system if necessary.
9) Check all windows and doors for damage and to be sure all are secured.
10) Visual check for signs of water damage, mold and/or mildew.
11) Run water in kitchen and garbage disposal, all other sinks, tubs and showers.
12) Brush and flush toilets to check for leaks and function.
13) Additionally check for leaks under and around toilets and sink areas and cabinets.
14) Short cycle the dishwasher and the washer once per month to lubricate seals and prevent odors.
15) Check the water heater for leaks and/or corrosion.
16) Visual check throughout for insects and rodents.
17) Check closets, cabinets and pantry.
18) Verify AC and humidistat settings; adjust if necessary.
19) Record humidity in your home using a portable humidity reader.
20) Reset clocks in case of power outages.
21) Check refrigerator, freezers and wine coolers for temperature and operation.
22) Check circuit breaker panels for tripped breakers and/or hot breakers.
23) Check ceilings and light fixtures for signs of roof leaks.
24) Check sliders to make sure tracks are clean
25) Examine shutters and blinds for any damage
26) Check to make sure locks/frames on doors are in working order.
27) Check washer connection vents for leaks.
28) Check dryer vent connection for pests.
29) Note that smoke detectors are not beeping.
30) Note that AC filters are clean.
LANAI, POOL AND GARAGE
31) Check pool and lanai area: water level, condition of water, auto-fill.
32) Check pool equipment
33) Check any screening and cage structure.
34) Check garage for cracks, peeling paint or caulking issues and ensure garage door is locked.
EXIT PROTOCOL
35) Enable security system if necessary and lock doors.
36) Send notification that visit is complete with pictures when appropriate.
CAR START: An additional $10 per month
CONDO 25-POINT INSPECTION!
A Naples Home Watchers LLC 25-Point Basic visit for a condo entails:
INTERIOR

Hi. I’m Marlene Graham owner of Tropics Real Estate on 5th Avenue in Old Naples and Old 41 in historic downtown Bonita Springs.
Naples Home Watchers LLC was started because as long time Realtors we were always doing home watching unofficially for customers, or passing them on to home watch services that we hoped would do the job right. At the same time, our goal as real estate providers has always been to stay in contact with our buyer and seller friends – but as lives diverged, and seasonal schedules changed so would sometimes our professional and friendly contact. Although Naples Home Watchers LLC is a separately owned business from Tropics Real Estate LLC, and use of one company in no way requires the use of the other, the launch of Naples Home Watchers LLC makes it much easier to maintain properties and monthly connections with our seasonal and out of town friends who want home watch services and choose to entrust us with those duties. At the same time this will facilitate access to properties for emergencies or to meet up with vendors.
